Why Your Crawl Space Might Be the Real Mold Problem in Your Tullahoma Home

If you have never actually climbed down into your crawl space, you are not alone. Most homeowners I talk to have not looked under their house since they moved in, or maybe never. That is exactly why crawl spaces end up being the biggest mold problem I see in Tullahoma homes.

I want to walk you through why this matters so much here specifically, what to look for, and what we actually do when we come out to look at yours.

Why Tullahoma Crawl Spaces Are Different

A lot of homes around Tullahoma, and out toward Manchester, Winchester, and the rest of Coffee, Franklin, Moore, Lincoln, and Bedford counties, were built with a crawl space instead of a slab foundation. That is just how homes were built here for a long time, and it works fine as long as the space underneath stays dry.

The problem is our climate. Here in Tullahoma, the air runs humid for a big chunk of the year, especially from late spring through early fall. When warm, moist outside air hits the cooler soil and framing under your house, it condenses, the same way a cold glass of tea sweats on a summer porch. Add in ground moisture that naturally rises up through dirt floors, the occasional plumbing drip nobody has noticed yet, or gutters dumping water right next to the foundation, and you have got a crawl space that stays damp far more often than it stays dry.

Mold does not need much. It needs moisture, a food source like wood framing or insulation paper, and some warmth. A Tullahoma crawl space checks all three boxes for a good part of the year, which is why this is such a common issue right here in our own backyard.

Signs You Might Have a Crawl Space Mold Problem

You do not have to go under the house to notice the warning signs. Here is what I tell people to watch for:

A musty, earthy smell in the house, especially near floor vents or in rooms right above the crawl space

Floors that feel unusually cool, damp, or off even when the rest of the house feels normal

Condensation on windows or metal surfaces inside the home during humid stretches

Higher than normal humidity readings inside the house even with the AC running

Visible sagging, warping, or soft spots in flooring

Increased allergy symptoms, coughing, or stuffiness that seems worse at home than elsewhere

A musty smell in HVAC ductwork, especially if your ducts run through or near the crawl space

Any one of these on its own does not mean you have a major problem. But if you are noticing a couple of these together, especially the smell, it is worth having someone take a real look underneath the house rather than guessing.

What We Actually Check When We Inspect

When we come out for a free inspection, we are not just poking a flashlight through the access door and telling you what you want to hear. We go in and actually look at the conditions under your home. That means taking moisture measurements at multiple points, not just eyeballing it, so we can tell you objectively whether the space is running damp, borderline, or fine. We also document everything with photos as we go, so you are not just taking our word for it, we can show you exactly what we saw, where we saw it, and why it matters.

That combination, real moisture readings plus photo documentation, is what turns a vague maybe there is mold under there into something you can actually make a decision from. If there is a problem, you will see it. If there is not, you will have peace of mind with something to back it up.

When we do need to remediate, we use eco-friendly products. You have got kids, pets, or just your own lungs to think about, and we are not interested in solving a mold problem by filling your crawl space with something harsh that creates a different kind of problem.

Do Not Wait Until You Can Smell It From Upstairs

Crawl space mold is one of those things that is a lot cheaper and easier to deal with early. By the time the smell is obvious throughout the house, it has usually had a good head start. If it has been a while since anyone looked under your house, or if you are noticing any of the signs above, it is worth getting it checked out.

I am based right here in Tullahoma and serve homeowners throughout the surrounding Middle Tennessee area, including Coffee, Franklin, Moore, Lincoln, and Bedford counties, plus Manchester, Winchester, and Cowan. The inspection is free and there is no pressure attached to it. Give me a call at (931) 361-1186 or request a free inspection online and let’s get a real answer for what is going on under your home.
