Crawl Space Encapsulation, Start to Finish
Encapsulation is one of those words that gets used to mean whatever the person saying it wants it to mean. I have been under houses in Tullahoma, Winchester, and Manchester where a homeowner was told their crawl space had been encapsulated, and what they actually paid for was a roll of thin plastic laid loose over the dirt with the seams overlapping and nothing holding it down. That is not encapsulation. That is a vapor barrier, and a poor one.
Here is what the real job involves, in the order it happens.
Nothing goes down until the problem is fixed
This is the part that gets skipped, and it is the part that matters most. A liner seals a crawl space. If there is active mold growth, a plumbing leak, or water coming in through the foundation, sealing the space traps all of it under new plastic where nobody will look at it again for years.
So the sequence is: find the moisture source and fix it, remediate any mold that has already grown, and only then encapsulate. If a contractor is ready to start laying liner before anyone has explained where your moisture is coming from, that is worth a pause. Sometimes the answer is a gutter dumping against the foundation or grading that slopes toward the house, and those get handled outside, before anyone goes under it.
The liner
The liner is not the plastic sheeting sold in rolls at the hardware store. A basic vapor barrier is usually around 6 mil. An encapsulation liner is typically 12 to 20 mil, reinforced, and it goes down differently: across the entire floor, up the foundation walls, with the seams sealed to each other rather than just overlapped, and the piers wrapped individually.
That last detail is a decent test of whether a job was done properly. Anyone can roll plastic across a floor. Cutting and sealing it around every pier and up every wall is slow, awkward work, and it is where a rushed job shows.
Sealing the space
Then the openings get closed: the foundation vents, the gaps around the rim where the framing meets the block, and the access door. This is the step that changes what the crawl space is. Up to this point it has been part of the outdoors that happens to be under your floor. After this it is part of the house.

The dehumidifier
A sealed crawl space still needs a way to control humidity, and this is not optional. Sealing a space and walking away can leave moisture with nowhere to go.
The unit gets sized to the space, not bought off a shelf by price, and it needs somewhere to send the water it pulls out, either a gravity drain if the grade allows it or a condensate pump. The target most of the industry works to is keeping relative humidity under about 60 percent, which is below what mold needs to establish itself. A unit with a built-in pump saves a lot of trouble in crawl spaces that have nowhere to drain by gravity.
What actually changes afterward
The differences homeowners notice most, in rough order:
The musty smell in the rooms above it fades, usually within a few weeks
Floors stop feeling damp or spongy in late summer
Hardwood stops cupping seasonally
The HVAC works less hard, because it is not fighting humid air pulled up through the floor
The space becomes usable for storage without everything down there rusting or mildewing
You can actually get under the house without crawling through dirt, which makes future plumbing or electrical work cheaper
Questions worth asking anyone who quotes you
What is the thickness of the liner, and are the seams sealed or overlapped?
Does the liner run up the foundation walls, and are the piers wrapped?
What are you doing about the moisture source, not just the symptom?
What dehumidifier, sized how, draining where?
What humidity level should I expect afterward, and how would I check it?
Is any existing mold being remediated before the liner goes down?
A contractor who does this work properly will have quick answers to all six. Vague answers on any of them usually mean that part is not in the price.
Where to start
If you do not know what shape your crawl space is in, that is the first thing to find out, and it does not cost anything.
