Why Crawl Space Vents Make Middle Tennessee Summers Worse, Not Better

If your house was built before the last decade or two, there are almost certainly vents cut into the foundation wall around your crawl space. Most homeowners assume they are there for a good reason and never think about them again. In a Middle Tennessee summer, those vents are often the single biggest reason a crawl space stays damp.

The idea behind the vents

The thinking was straightforward: a crawl space is a closed, dirt-floored box under your house, and closed damp boxes grow mold. Cut vents in the walls, let outside air move through, and the space dries out. For decades that was standard practice, and it was written into building codes across the country.

It works reasonably well in a dry climate. It does not work here.

Why it backfires in our climate

The part the original thinking missed is that outside air is only a drying agent if it is drier than what is already in the crawl space. In Middle Tennessee, from roughly June through September, it usually is not.

Summer dew points around Tullahoma and the surrounding counties routinely sit in the 70s. Meanwhile a crawl space, shaded and sitting on bare ground, stays much closer to ground temperature, commonly in the 60s. When you pull warm, heavy, humid outside air through a vent and it hits a floor joist, a duct, or a cold water line at that lower temperature, the moisture in it condenses. You get liquid water on wood.

That is not a leak, a plumbing failure, or a storm. That is just August doing what August does, every day, for months, through vents that were installed on purpose. The wetter and hotter it gets outside, the harder those vents work against you.

And it does not stay down there. Air moves upward through a house, so whatever the crawl space air is carrying ends up in the rooms above it, particularly with a forced air system pulling through the floor.

A vapor barrier is not the same thing

This is where I get the most confusion on inspections. A vapor barrier, the plastic sheeting laid over the dirt, stops moisture evaporating up out of the soil. That is a real and worthwhile job, and a lot of the barriers I find are torn, thin, or only covering part of the floor.

But a vapor barrier does nothing about humid air coming in through open vents. Those are two separate moisture sources, and fixing one does not fix the other. I regularly look at crawl spaces with an intact barrier and standing condensation on the joists above it.

What actually addresses it

The modern approach is to stop treating the crawl space as outdoors and start treating it as part of the house. Current codes allow closed crawl spaces built this way. In practice that means:

  • Sealing the foundation vents rather than leaving them open to summer air

  • A heavy liner across the floor and up the foundation walls, with the seams sealed, not loose sheeting

  • Sealing gaps where outside air still gets in around the rim and access door

  • Controlling the humidity in the now closed space, usually with a dedicated dehumidifier

  • Insulating the foundation walls in some cases, depending on the house

One warning worth stating plainly: do not just close your vents and walk away. Sealing a crawl space without any way to control the humidity inside it can leave the moisture with nowhere to go and make things worse than when you started. The sealing and the humidity control are one job, not two optional ones.

Where to start

If you do not know what shape your crawl space is in, that is the first thing to find out, and it should not cost you anything. My inspections include actual moisture readings and photos of what I find, so you are looking at your own house rather than taking my word for it. If there is already mold down there, that gets handled first, with eco friendly products, before we talk about keeping it from coming back.
